First time home buying tips?

I need your help. I know a few of you have purchased homes relatively recently and I want to know if you have any tips for me. Questions to ask the realtor, things to look for in a home, and things to be wary of. Please leave me a comment with all of your expertise!

Make sure you and Graham talk before and agree on a buying price that you are both comfortable with. This may sounds like a "no duh" thing to say, but I promise you that whoever you meet with to talk money and loans is going to tell you that you can "easily" afford more than what you think you can. Don't listen to him--listen to what you know about your own finances to be true!

Also, don't be afraid to play hard ball. Unfortunately for us, real estate is pretty expensive here and when you're looking at townhomes like we were, a lot of them were plain old dumps. We fell in love with the one we currently live in and got scared into giving them asking price because we were told that there was another potential buyer. Looking back, we easily could have and SHOULD HAVE fought to get that buying price as low as we could. You live and learn. :)

Lastly, have fun with it! We had to remember that this is our first hours and not our forever house, so figure out the things you are willing to compromise on for your first home. Really, location is everything. You can also fix things up with a house slowly over time, but you can't pick it up and move it somewhere else. ;) Love and miss you!
